DC-based developer Gravel Road Partners Qualifies for Florida’s 35% Density Bonus

Bayou Court Apartments is the developer’s first on-site greywater treatment project.

Bayou Court Apartments, a 60-unit affordable housing project in St. Petersburg, Florida, worked with Ecovie to implement the innovative Aqualoop greywater treatment system. Their goal is to reduce potable water demand, wastewater discharge, and qualify the project for higher density development as enabled under Florida Statute. Instead of using municipal water to flush toilets, drain water from showers and bathroom sinks, the water will be treated on-site and then used a second time to flush toilets in Bayou Court’s living units.

Currently under construction and expected to be completed in 2025, the 60 units at Bayou Court will be constructed in three buildings across the 2.3-acre site. Each building will have its own Aqualoop GW900L Greywater treatment system, certified by NSF-350C, which is required for indoor water reuse under the Florida Building Code. This is Gravel Road’s first project to incorporate on-site greywater treatment.

The driver for Florida Greywater Statute 403.892 is to meet the demand in Florida for more housing while minimizing wastewater discharge, and wastewater treatment plant burden. Overall, this has the effect of reducing pollution of Florida’s coastal and inland waterways and aquifers.

Bayou Court Apartments was made possible by a public-private partnership (PPP) of Gravel Road Partners with the City of St. Petersburg and Pinellas County. The on-site greywater treatment system was designed in collaboration with Ecovie, as we are Aqualoop’s US distributor, along with Place Architecture, Osborn Engineering, and Engineering Professionals, Inc.
